How much is the damage deposit?
The majority of our rooms require a deposit of £200. (There may be slight exceptions).

How much do you charge?
There are no Agency/Admin Fees when you initially take on the room.

What is your minimum contract?
Our minimum contract is 3 months.

Do we accept pets?
Unfortunately the furry kind are a no no due to possible allergies within our properties but some landlords may not object to a goldfish bowl, but always ask us first.

Do we accept smokers?
Yes we do BUT strictly outside areas only.

Do we accept DSS?
Unfortunately the majority of our properties are unable to accept DSS due to licensing and insurance purposes, although we do have a few properties that do. All tenants are treated on an individual basis.

Do we accept children?
As a visitor, yes, although we love kids our landlords insurances will not cover little fingers getting trapped in doors and we do not DBS check our tenants, plus we have strict no under 21's policy.

Are there any extra bills on top of my rent?
In the majority of our properties, no, but please be advised that some may charge for socket electricity and have an over use policy.

Is cleaning of the communal areas and wifi included in my rent?
No, however these are free services provided by your landlord.

Can I have my room cleaned?
Yes of course, we will provide you with our cleaners phone number and this can paid to them directly.

Do we provide bedding or towels?
Not as standard but this can be arranged at an additional cost. Please ask for more details.

Do we charge for renewal of contracts or changing rooms?
There is a £50 charge for variation, assignment, novation or termination of a tenancy but we do not require any initial contracts to be renewed, only any change will attract the charge.
As for changing rooms/properties we look at it like this....if you are a good tenant why would we not want keep you? You would need to pay a holding deposit for your new room which would then be deducted from your rent or security deposit.

When is my rent due?
Your rent day will always be the 1st of each calendar month.

Is there a late rent charge?
Yes, unless pre-authorised, there is an interest charge of 3% above the BAnk of England Base rate on any outstanding amount per day overdue.

Do we accept weekly payments?
Unfortunately no, we cannot accept weekly payments.

Is maintenance included?
Yes, general wear and tear and emergency maintenance is included.
